Three areas I keep putting clients into — and why

1. MBR City / Meydan Horizon

Central Dubai pricing at a discount to Downtown, with a crystal lagoon district being built around it. Ellington’s Everly Place sits here from AED 1.9M. Sixteen minutes to Burj Khalifa. The gap to Downtown pricing is the trade.

2. Dubai Islands

Beachfront land supply in Dubai is finite — Dubai Islands is where the next wave of it comes to market. Early pricing versus Palm Jumeirah is the entire thesis.

3. Al Furjan & Dubai South

The yield belt. Metro-connected (Al Furjan), airport-adjacent (Dubai South, next to Al Maktoum International). Buyers here are paid to wait via rent while the infrastructure story matures.
